How often should a commercial floor be swept or scrubbed?

In short

Frequency follows traffic, not floor area. High-traffic distribution centres and busy retail car parks need weekly attention; lower-traffic warehouses and body-corporate car parks sit at fortnightly or monthly; construction access during earthworks needs daily sweeping. The test is simple: if the site looks dirty before the next visit is due, the cycle is wrong.

These are the cycles most of our contract sites settle on. They are starting points from our own run schedules, not industry standards — your site may justify more or less.

Five signs your cycle is wrong

Dust reappears within a day. Either the frequency is too low, or the source is not being controlled — check for an unswept external yard feeding the doorway.

Staff have started sweeping. If your people are reaching for brooms between visits, you are paying twice and redistributing dust while you do it.

Drains block after rain. Grit is sitting on the hardstand long enough to migrate. Sweep the yard more often and the drain clearing stops.

Scrubber pads wear out fast. The floor is being scrubbed while grit is still on it. Add a sweep before the scrub rather than more scrubbing.

Nothing to do on arrival. The opposite problem, and worth saying: if the site is consistently clean when we get there, the cycle should be stretched and the money saved.

Seasonal

Frequency is not the same all year

South East Queensland has two patterns worth planning for. Storm season, roughly November to March, moves debris around and blocks drains, so external sweeping is worth increasing through it. Leaf fall varies by site: bayside and suburban car parks with mature trees generate more litter in the cooler months than in midsummer.

Most of our contract clients run two rates: a standard cycle and an increased cycle for the three or four heaviest months. It costs less than reacting to a blocked sump in February.

Questions we get asked

Can we start fortnightly and adjust?

Yes, and we recommend it. We start on the cycle the site walk suggests, then review after the first two months against what we are actually finding on arrival.

Do we need sweeping and scrubbing at the same frequency?

Rarely. A common pattern is a weekly sweep with a monthly scrub, because loose debris returns faster than bonded grime builds.

Who decides the frequency, us or you?

You do. We tell you what the site needs and why, including when the answer is less often than you are currently buying.

Can the frequency change during a contract?

Yes. Construction sites in particular move through phases, and the sweeping cycle should move with them.
