A scrubber lays down water and detergent, works it with counter-rotating brushes or pads under real down-pressure, then vacuums the dirty solution straight back up through a trailing squeegee into a separate recovery tank.
Because the solution never leaves the machine’s footprint, the floor behind it is damp at most. There is no mop bucket carrying the same dirty water around the building, no wet-floor window, and no slip hazard for the next shift.
Machine choice comes down to access and area: a hand-held single disc for spot work and amenities, a walk-behind for aisles, kitchens and plant rooms, a ride-on for distribution floors, food plants and shopping-centre back-of-house.

Immediately. The squeegee recovers the solution as the machine moves, so the floor behind it is damp rather than wet. That is the main practical reason sites switch from mopping to scrubbing.
Often, yes — a lot of "worn" concrete is actually a build-up of rubber and traffic film rather than damage. We run a test patch first, so you see the real result before committing to the whole floor.
